Homeowner's Legal Responsibilities Checklist
A free checklist for a homeowner in England and Wales to work through before building work starts. One section per topic — planning permission, listed buildings and protected trees; building regulations and building control, with the approval routes, competent person schemes, the completion certificate and the owner's exposure to a notice to take work down; party wall notices; who carries the client duties under CDM 2015 and the Building Regulations; visitors and the work area; bats and nesting birds; waste; and the permissions your mortgage, lease and insurance need (contract, not law). Each line asks whether it applies, who is dealing with it, the reference or evidence, and the date. Ends with your rights as a consumer and when to get professional help.

What it is not
It is not legal advice, it is not insurance, and it cannot make a builder or a neighbour do anything. It explains what the law in England and Wales says and gives you a clear record. For free advice on your own situation, ring the Citizens Advice consumer helpline on 0808 223 1133.
