A plain-English pack for a homeowner planning work on or near a shared wall or boundary in England and Wales: what the Party Wall etc. Act 1996 is, that the duty to serve notice is the building owner's (you, not your builder), which notice applies — line of junction, party structure or adjacent excavation — what each must contain and its minimum period, how notices may be served, the neighbour's options (consent, dissent, no reply within 14 days, counter notice), agreed or separate surveyors and the award, who pays surveyors' costs as the Act says, compensation for damage, and when notices lapse.
