Letter Before Claim — Building Work

A fillable letter before claim for a homeowner whose building work has gone wrong, written for England and Wales. It carries what the Practice Direction on Pre-Action Conduct asks for and, because it is not settled whether a homeowner's small claim must follow it, what the Construction and Engineering Pre-Action Protocol's letter of claim contains: names and addresses, a summary of the facts, the contract terms and Consumer Rights Act 2015 sections relied on, what is wanted with a money breakdown, experts, documents, an offer of ADR naming any scheme, and a request for an acknowledgement in 14 days and a response in 28. Guide pages cover the steps before it, time limits, small claims, court fees and free mediation.

6 pages · 106 fillable fields · works in Adobe Reader, Preview, Chrome, or on a phone — or complete it online in your browser and download the finished document.

What it is not

It is not legal advice, it is not insurance, and it cannot make a builder or a neighbour do anything. It explains what the law in England and Wales says and gives you a clear record. For free advice on your own situation, ring the Citizens Advice consumer helpline on 0808 223 1133.

Format

AcroForm fillable PDF. Every field has a tooltip. Tab order follows the reading order. Works on desktop and mobile, in Adobe and non-Adobe readers.
