Changes and Extra Costs Record
Six change records, each agreed and signed by the homeowner and the builder before the changed work starts: what changes and why, the price effect (a fixed amount or how it is worked out, with a cap), the time effect and the new finish date. A change log keeps a running total, and a separate log records any price rise the homeowner did not agree, with what was said. Explains in plain words that what the builder says or writes and you rely on is part of the contract (s.50), the reasonable-price rule where nothing fixes a price (s.51), and Citizens Advice's guidance on when a trader can charge more than a quote.
