What it requires

A standard form contract published by NEC. It is not law: its terms bind only where the parties have used it, and a document relying on it defers to the contract actually signed, including any additional conditions. Recorded as type industry-code for the reason given in the jct-2024 entry. From NEC's product page: the main works contract of the NEC4 suite, with six main Options — A and B priced contracts (most risk with the contractor), C and D target contracts (risk shared), E cost reimbursable and F management contract (most risk with the client); nine core clause groups covering general provisions, the contractor's responsibilities, time, quality, payment, compensation events, title, liabilities and termination; secondary Options; dispute resolution Options W1, W2 and W3; and early warning and compensation event procedures intended to avoid surprises at completion. NEC states that copies published from January 2023 contain the January 2023 amendments. The contract text was not read, so no time bar or payment period is taken from it.
